INITIAL RESPONSE
Within 3 business days

An income property is an operating business. We run it as one, on the owner’s behalf.

01 — MANDATES

Six areas of responsibility. One point of accountability.

01 — 06
01

Leasing and operations

Day-to-day operations, tenant selection and retention, expense control and monthly reporting to the owner.

Leases, renewals and indexationCollections, recovery and TribunalPreventive maintenance and tendering
02

Financial management and reporting

Trust accounting, operating and capital budgets, variance analysis and monthly financial reporting with clear reconciliation.

03

Repositioning and capital projects

Capital improvements are evaluated against rental upside, asset value and the owner’s investment horizon, then planned and executed with disciplined cost and schedule control.

04

Revenue and lease optimization

Rents are reviewed against market conditions, recoveries are monitored and renewals are managed well ahead of expiry.

05

Compliance and risk management

Regulatory obligations, Tribunal administratif du logement files, insurance coverage and the tracking of defects and claims.

06

Acquisition and disposition support

Operator-side due diligence before purchase and an operating file in order at sale. We assess the operational reality of an asset before it becomes the owner’s responsibility.

FULL-SERVICE OR
STANDALONE MANDATES

The same standards of reporting, control and accountability apply whether we manage the full asset or a specific mandate.

02 — APPROACH

We establish the real situation before recommending a course of action.

Our full-management mandates follow a structured four-stage process. We begin with a diagnostic, with scope, timing and fees established upfront based on the size and complexity of the mandate.

01SCOPE-BASED

Diagnostic

A review of leases, arrears, operating costs, building condition and current performance. We establish where the asset stands today and identify the operational and financial opportunities ahead.

0212-MONTH OPERATING PLAN · 5-YEAR CAPITAL PLAN

Plan and mandate

A costed twelve-month operating plan and five-year capital plan, with owner decisions clearly separated from day-to-day management responsibilities.

03ONGOING

Execution and reporting

We operate the asset. You receive a monthly statement, a quarterly review against plan, and a named manager who answers the phone.

04ANNUAL

Review

We reassess the asset, the plan and the holding strategy every year. Our recommendation follows the economics, not the mandate.

03 — ASSET CLASSES

Three classes, three distinct economics.

Residential, commercial and mixed-use properties create value differently. Our operating approach reflects the economics of each.

Residential

Residential

From plexes to large multifamily properties. Leasing, turnover, arrears, operating costs and regulatory requirements all directly affect performance. We manage them actively.

Commercial

Commercial

Retail, office and light industrial properties. Lease recoveries, common-area costs, tenant quality and occupancy all have a direct impact on asset performance.

Mixed-use

Mixed-use

Commercial at grade, residential above. Two operating and leasing environments managed within a single asset.

04 — COMMITMENT

We are accountable to the owner, not to the building. We approach every recommendation with the same discipline we would apply to our own capital.

ALIGNED INTERESTS

No markup on contracted work and no undisclosed supplier rebates. Our compensation is clear, and our recommendations remain aligned with the owner.

NAMED MANAGER

A principal manager is responsible for your portfolio and reachable directly. Not a queue, not a ticket number.

EXIT CLAUSE

Ninety days’ notice, no penalty. We believe a management relationship should be retained through performance, not paperwork.

05 — CONTACT

Start with the diagnostic.

Send us the property address and basic operating information. Within three business days, we’ll review the mandate with you and define the appropriate scope for a diagnostic.

Diagnostic scope, timing and fees are established upfront based on the size and complexity of the property.
